*   Water Pressure & Plumbing: This is the #1 complaint. Turn on every tap and shower at the same time. Does the water reduce to a trickle? Flush toilets while the shower is running. In older villas, weak pressure and poor drainage are common. Check for any musty smells or visible damp patches on walls—a sign of hidden leaks or drainage issues.

*   The Battle Against Moisture & Mold: Bali's humidity is relentless. Inspect wooden window frames, cabinets, and closets (especially in less-used rooms) for soft spots, warping, or black mold. Ensure all rooms, particularly bathrooms, have good ventilation or powerful exhaust fans.

*   Electrical Safety & Reliability: Test light switches and power outlets. Are there any loose fittings or sparks? Ask about the state of the wiring and if the villa has undergone any recent electrical upgrades. For families with young children, check if outlets have safety covers. 

*   The "Bali Wall" & Security: Check the perimeter wall's height and condition. Are there secure locks on all exterior gates? Inspect door and window locks. Does the villa have a safe? For peace of mind, ask if the property has a **24-hour security (*satpam*) service** or a trusted local caretaker (*penjaga*) living nearby.

Part 2: The Neighborhood & Livability Audit (Your Daily Environment)

Your villa doesn't exist in a bubble. Its surroundings will shape your daily experience.

*   The Soundscape: Visit at different times of the day. What sounds do you hear at 7 AM? Is there a nearby mosque, temple (*pura*), or school with morning announcements? What about in the evening? Is the villa on a popular scooter shortcut? **Crucially, survey the immediate neighbors.** Are there roosters, dogs, or other livestock in adjoining yards? The charming sound of a distant rooster at sunrise is very different from a chicken pen five meters from your bedroom window.

*   Road & Access: Is the villa down a narrow, unpaved gang (alley)? Is it accessible by car, or will you need to walk the last 50 meters with groceries? Consider this during rainy season when paths can become muddy.

*   Sunlight & Orientation: Which way does the living area face? A west-facing, glass-walled living room can become an oven in the afternoon without proper shading. Check for adequate blinds or *aling-aling* (traditional bamboo screens).

Part 3: The Family-Functionality Focus

Now, view the space through the lens of your family's routine.

*   Kitchen Reality Check: Is the kitchen equipped for real cooking, or just for vacation smoothies? Assess the stove, oven, refrigerator size, and storage. Are there enough plates and utensils for a family? Is there a reliable water filtration system for drinking water?

*   Bedroom Practicalities: Do all bedrooms have adequate, quiet air conditioning (with clean filters)? Is there enough closet and storage space for a long-term stay? Check the mosquito nets for holes and ensure all windows have proper screens.

*   Pool & Outdoor Safety: If there's a pool, how is it fenced? Is the gate self-latching and out of a toddler's reach? Is the pool maintenance included in the rent, and how often is it serviced?

*   Internet – The Lifeline: This is non-negotiable for most modern families. Ask for a speed test result (use an app like *Speedtest* during your viewing). A minimum of 50 Mbps is recommended for a family working and schooling online. Ask which provider it is and if there's a backup connection.

Part 4: The Agreement & Relationship Details

*   The Lease Agreement: Ensure it clearly states the rental amount in IDR, payment schedule, security deposit terms, and the length of the notice period for both parties. **Clarify who is responsible for repairs:** What constitutes a minor repair (tenant) vs. a major landlord repair (e.g., broken AC unit, pump failure)? Get this in writing.

*   Utility Management: Understand how utilities (electricity PLN, water, gas) are billed. Usually it is topped up with a pre-paid token system whereby you or your villa helper (Pembantu) goes to the local convenience store to buy PLN tokens (in trenches of 1mil IDR). This token consists out of a voucher code that you or your staff can then enter in villa PLN meter. If possible, ask what the average monthly costs is.

*  Introduce Yourself to the Caretaker (Penjaga/Pembantu): If there is one, this person is your most important local ally. A good, honest caretaker who can handle small fixes, coordinate gardeners, and be a point of contact is worth their weight in gold. Gauge your rapport with them.
